John: I recall your inquiry on aol RE thread, glad to here you're still in 'cause I know you do really serious DD. I think we can afford to be patient while collecting over 10% in dividends. It's not like a lot of situations where if it doesn't happen on a timely basis your IRR is zip. As to the price action, perhaps Mr Market is betting that the net effect at spin time is negative with the health care dragging down the office down as health care drops when office leaning folks blow it out. I would guess the market over discounts that prior to, then bounces back, also prior to, but I'm not smart enough to guess the precise points on the rebound. I am smart enough, however, to buy more of this if the market chooses to let me have it real cheap.
