The house I like now has one thing I really like, it's on a street zoned 1-2 DU/AC (dwelling units per acre) ~ there are not that many in the school district I like, I have a copy of the County zoning map in color, a wall map, and I see that Mantua, the chi-chi subdivision I've been trying to find a house I can afford in, is one, and Maple Avenue and Glenmere, two streets I cruise at least once a week looking for prospects, are two others. There are a few others, but they are way too wooded and hilly for me. So that's something I really like. I was just there a few minutes ago, walking around the yard, and the other houses are comparatively far away. The yard seems much bigger than the one I just backed out of, even though they are the same, probably because the house is a split level rather than a split foyer,and the footprint is smaller.

I asked Chris to go by it on the way home, and then we'll talk about it when he gets home. This time we'll try it without an agent, that may give some more negotiating power, as it knocks 3% off the price right there.

Asking price $289K. Roof looks worn out, but I don't think it's leaking. It's a rental unit, it's vacant, and the owner lives somewhere like New Hampshire. Condition worn but otherwise good. Difficult to run comparables, as the other houses on the street are much bigger and newer. I will have to drive around and look for comparables, I'd have said $260, but that's with a quarter acre lot, and this has a half.
