Time for some serious talk. 4 people and two baths? Is that enough? How about a place for a 1/2 bath, like stool and sink? Or are you schedules varied enough. 4 bedrooms, is there a place for a computer/office or is somebody going to have to share a bedroom?

Built in '68, check the wiring to make sure it's not aluminum. Death taxes aren't forcing a sale. Can you run a credit check on the owner? Could be the owner is tired of out of trying to rent out of state property.

If it's the original roof and not the textured shingles you can probably reroof for 5 large tops. May not need it for a few more years. The lot sounds great.
