Just my two cents as someone who watches the real estate market in this neck of the woods. Go ahead and offer $275, and pay for any fixings yourself. You may have to go a little higher, but if you analyze too much, things get complicated. I bought our house without an agent, so the "owner's agent" worked hard to ensure that I ended up with the house, in spite of other offers. It was in 1986, but a similarly hot market.

p.s. I'm trying to remember my reading glasses when I'm on the computer. A sad evolution, but otherwise I'm typing semi-blind.

I'm sure your ice storms are very destructive as you don't get as many. Lots of weak branches to snap. You probably get some in the spring that screw up your Magnolias.
