To an extent, you're right, but there are seasonal fluctuations, which I was unaware of. And the Fed hasn't changed rates recently, but the mortgage rate has gone up, and now down. It's supply and demand, just like everything else. Also, people in the industry say that mortgage rates track the 10 year bond more than anything else because of the assumption that most mortgages last an average of seven years.
