Wow Richard, that was some long message. What the ---- is wrong with MT? How can they keep the Div so high with the stock at 9 5/16

Richard, thank you for the very helpful lesson and links. I see I have lots to learn about REITs. Thanks to your comments on the 2 stocks I mentioned, I can see that purchase decisions can not be made based on yield alone or position in the trading range.

You said "The most important factor assuming good management in a REIT is consistent (Funds from operations) FFO growth." Great, that's something I think will be fairly easy to research. Something else you said that I think may be just as important of a decision factor is that "When a sector is out of favor, it is a long term buying opportunity, but short term results can look ugly" I did a little search looking for information about REIT sector performance and found a couple of interesting sites (maybe you have a better recommendation). This site has some indications on specific sectors: inrealty.com and at this site you can at least get an inference about sector performance: smartmoney.com You need to change the category to financial and then click on Real Estate.

You also indicated that you have been "fairly" successful and "I do have a strategy, and most of it is either trading ranges with the REITs that I want to own, or buying just before a dividend when it a REIT is near the low end of the trading range". I guess I'm still lost concerning the details of your strategy (particularly - what happens after the dividend) and ask that you flesh that out a little more.
