Yay! THis sounds much more normal and promising! We bought our house with all sorts of small things wrong with it and just slowly work on them. If you really want the house, get what you can out of these things, either off the price, or as a dollar amount in escrow to be used for these, and go for it!
How do the boys feel about this house?

We are flying to Nawleans in a couple of hours...and we're all so excited. Well, Dan and I are- Ammo is still asleep. Back sometime Monday I guess. And will report on the food and the music.

Not a bad idea but get some contractor's estimates. That way you can back them up and not under guess. It will make the closing quicker than making the seller fix them. You could always apply the rebate later for an upgrade instead of having the things fixed. Ie, putting French doors in going to the patio.

I got am e-mail from my NJ friend who was back to Baton Rouge on some family business. Here's a part you might find interesting-
