As far as the floors and kitchen go, I am in the same situation as you. I need big bucks to do it all.

Unfortunately, it doesn't make sense to re-do the living and dining room floors until we strip up the stuff that covers the kitchen floor. There's hardwood underneath. I will have to hire a professional to do it. And we might even have to replace the wood that is there.

Once we get to the bare wood on the kitchen floor it doesn't make any sense to finish it until we re-do the kitchen!!!

What a hassle! It's just the way the house is tied together.

The wood in the living and dining room is in good shape.
