You have cable internet!? Is the connection as much better as advertised?

I can imagine that the housing market in Fairfax is particularly tight. I am surprised that things moved at quite that velocity, though. It must be very frustrating. By the way, if you abut a wooded area, it is especially difficult to deal with the yard. I have seen neighbors who have sodded, and not made a religion of tending it, and within a year or two, the patchy, weedy pattern reasserts itself. I decided not to do Chemlawn this year, and with that and the drought, the yard became a lost cause. I have woods right behind me, and the grass is fighting an uphill battle....

That could be from your dry summer. I'd try a seeding this fall and if it doesn't take you might take a soil sample in to a lawn and garden shop. I know Scotts used to do samples sent in by such shops. You may need to sweeten the ground with some lime.
