Hey Joe, I agree. But Mortgage rates are actually going lower. Anyway, I only through in the acquisition because I feel MDCM needs this quick execution technology. As far as why we drifted to the 9's. It must have been people in the INTU contract dumping there shares for the huge profit they made. From the way it looks they bought Rock on the profits of MDCM? I expect great things to happen in the future with relationships, why else would MDCM break off this venture? Mark
