re. REITs, if you want a play on the Washington DC area, the REIT you want is WRE. It is diversified by property type, including offices, shopping, apartments, etc., but concentrated geographically. Management has been around quite a while.

All the big apartment REITs I'm familiar with are geographically diversified. EQR is probably the biggest. There might be a smaller one that is geographically concentrated where you want it, but I don't know.
