Vi, don't forget that land is much more scarce in Japan than in the U.S., so there would be a propensity for real estate bubbles to grow bigger there than in the U.S.

however, i admit that the real estate bubble of '80's Japan will probably never again be surpassed anywhere...that was a unique extreme.

the only other bubble in the history of mankind that has a similar air of uniqueness is probably Holland's tulipomania.
