Andrew, your friend is correct that the commercial real estate market peaked last August/September. It has never fully recovered since the liquidity crunch last fall knocked out some of the commercial mortgage conduit lenders and the REITs.

Right now there is still good sales activity at good prices for existing projects that are leased up. However, in the coming months as the new projects come on line and rental rates slip further this will change. Also, many of the biggest commercial players right now have Wall Street ties.
