Talk to a RE broker and think about a tax free exchange of property.

With respect to qualifying for a mortgage, the person you need to talk to is a mortgage broker. They can prequalify you without running a credit check, based on the information you give them. The more credit checks you have, the lower your credit rating, even if you have a perfect record, according to the system that they use, so avoid letting a lot of people check your credit in any one time period. Your bank is a good place to look, or ask around, get several names.
