Certainly demographics play a part in the type of borrower I see, as does the institution I work for....however, as far as institutions are concerned, I've worked for two mortgage companies, two large banks, and a mortgage brokerage business, so I feel that I have gotten a good cross-section of the local demographics.

Additionally, being in Florida, I get some flavor of borrowers from other parts of the country because some of those folks buy second homes here....I don't feel, though, that I get an accurate representation of the typical borrower from those areas.
