Your professor did the right thing, that is, using other people's money. Isn't this what real estate developer's do as well as most large companies that take on debt? Many bears seem to think debt is bad yet it drives this economy. The trick is not to use so much debt that someone can force your hand to sell with a 20% decrease in stock prices. In other words, don't get shaken out with normal market volatility.
