I find it hard to believe that Chalem would wear a baseball cap on the rare day he was also wearing a suit... at least for a very important meeting. Now, as our premise is that he just liked wearing that cap in general, it is not unreasonable to assume that once the meeting was over he put the cap on. So, under this scenario, the appointment was over and the other party had presumably left. Sure those people could have come back, but if the goal is to just off someone with no regard for trying to cover up your tracks, why diddle around? I'm still inclined to think Chalem and Lehmann had an appointment outside the house in the late afternoon, maybe stopped for dinner on the way home. I doubt very much that Chalem, given his habits, would have bothered with a suit in his own home even for an important visitor. Maybe the cap was in the car, and he put it on simply because it was there. People do that stuff. If they had an appointment in the afternoon, the police probably know about it by now. It may or may not be connected in some way to the murders, but I doubt the person they saw was one of the killers or ordered the killings. I think they had another appointment, perhaps arranged at the last minute, and kept secret. If the report that Conkling planned to spend the night is true, that would be why he was asked to delay his arrival. That doesn't necessarily mean that the killer wasn't someone Chalem was in fairly frequent touch with. As I said before, I think the assailants had been to the house before, knew how to find it easily, knew something about the layout. Probably also knew that Kim and Jesse Jr (he's name's not Jeff) would be away; you don't want extra people around at these moments, if possible. Lehmann may have been a surprise as it was. How would he have known of the planned absence of Kim and her son? Well, it's logical to suppose he'd have heard about it from either Chalem or Kim herself...
