total tear-down then? >> Not necessarily... There are many things that can be done to fix foundation problems. For 50K one can do quite a bit of work. Of course if you are really considering such a purchase best to get a structural engineer to check it out first. Any one can say 50k worth of work but it could be more or maybe it is a tear down.

Lizzie, Another thing you may want to keep in mind. Banks will often not lend on foundation damaged homes. this of course can be both good and bad. If you have the cash you may get a real bargain fix the problem then get your financing....Just a thought.
