Imuah, the 'real' p/e of the S&P, i.e. the one you arrive at when accounting for stock option schemes is already slightly higher than the Nikkei's peak p/e. also total market cap/GDP stands at 170% whereas at the Nikkei's peak it stood at 130%.

So do we! People feel rich because their stocks are up sharply, so they have been bidding up housing prices rapidly. There are a number of areas here in southern California where housing prices have gone up more than 20% in the last year alone.
