I live in New York City, where there is an equal pressure for space. Perhaps what works in my small neighborhood is that the landlords recognize that there is a finite limit to the chains that can pay the higher rents and that there is a plus to continuity in one's leaseholders.

Where I have found the damage is the chain bookstores, not because of the higher rents but because their presence has pushed out some of the smaller bookstores so that one sees so much of the same old thing. However, the smaller and quirkier stores are making a comeback, so there's hope.
