well, this is getting ridiculous - and we both know it (^_^) I keep shaving them off +30%, and it seems like a few weeks later, I'm harvesting another crop +30% all over again. I've never seen anything quite like this, and I wouldn't want to be an investor, prudent or otherwise, when the music stops.

Greenspan's dilemma is that the only tool he has is blunt: increase the Cost of Capital - and all this does is make Bonds a lousy investment, and Real Estate moreso.

It's (interest rate changes) certainly not making anyone more prudent - indeed, I think it may be having just the opposite effect - gasoline on the fire, so to speak - because we're all making a fortune in the ballistic 50, even without leverage, even though we harvest something +30% every week or so...

...so why the hell should anyone buy bonds or property ?

Just jump on board the nifty 50 gravy train and hold on to your hat !
