Tip, the answer 20 years ago would have been to follow the research of a competent analyst on Wall Street. Now, finding one of them reminds me of Diogenes with his lamp seeking an honest man. <g>

The only way to do it is too go over the books with a sceptical eye and, if you can, check out the properties. Both are tall orders for the average investor and even the above average investor. Another technique is to buy the old ones that have survived and prospered during many real estate cycles. Unfortunately, the fact that they were once well managed doesn't mean that the same people are still doing the same sort of due diligence in the REIT's investments.
