Thanks, DM. The tax advantages are what we're looking for, too. I'm afraid it's my poor husband who'll be dealing with the calls and repairs, but he's been a landlord before, pre-Poet. <g>

I'm really beginning to look forward to the options seminar in Denver in March. Can't wait to finally meet you there.

Each to his own...I disliked being a landlord. I owned and rented out a studio apartment for about 7 years. There was always upkeep, things broke and needed fixing, and when people moved, it was a hassle to advertise and interview all the prospective tenants. I did learn a lot, however, about picking the proper tenant--only one with a verified excellent rent record from a previous landlord. For two years I had a wonderful musician tenant who always paid me late and it drove me nuts. I was much relieved to sell the studio and just invest the $.
