I'm seriously considering Arizona or possibly southern Utah for a second home.

If you're a part time snow bird, the low desert in AZ is probably where you'd want to be (too hot in the summer for me, though). If I were looking to live in either of those two states year 'round, I probably pick somewhere like Flagstaff, Sedona, St. George, or Moab. Southern Utah has some amazingly beautiful locations.
