BGR, a little local history. In the mid 1960s a 3 family home in Bridgeport, CT could be purchased for $25,000 -$30,000 the rent was $90-$110 per apartment. Back to the present these same homes are worth $175,000 rents are $600-700 per apt. No inflation, tell that to the cab driver who had a $75 pension in the 60s no COLA and lived another 30 + years. Fortunately, he received aid from the gov't. Mike

BGR, allow me to explain what motivates a landlord . They are not out to provide subsidized housing to the community at large -the gov't does that when it deems it necessary. When you purchase a rental property you seek to get a decent longterm return on your investment with minimal negative cash flow ( positive is even better but not very easy to find around here) . As you know the higher the purchase price the higher the mortgage so how does one offset this ? RENT INCREASE ho ho ho those evil landlords. mike
