Tech and Lynn: I would like to meet both of you in NYC some weekend. Sounds like fun and we can exchange some of our ideas. I would also be interested in meeting the west coast people at SUN's annual stockholders meeting. That also sounds like fun and I can probably combine it with a buiness trip.

Count me in for NYC. Any weekend from May 1st on is o.k.

I don't claim any magic.

It's pretty hard to be too nervous or upset when we're ahead as much as we are. By my calculations, even after today's drop our portfolio is ahead just over 25% since the beginning of the year, and I was pretty happy then.

JMHO.
