Jeff, Higher rates and hopefully, a crackdown on the runaway reckless spenders, Freddie Mac and Fannie Mae, could both hurt the REIT business. In fact, anything that doesn't keep real estate prices above sustainable fair values is bad for REITs. However, that being said, the stocks tend to sell at discounts to reflect this problem. So, a recession would kill the business, but the discounts will soften it for the stocks.
