Got Margin? Looks like some Folks do... Back where we started, roughly. Oh, I'm so fortunate to have an example of grace under pressure to look to for encouragement. You know who I'm talking about... Now I know what its like.

Without seeing it I would guess that since you have a basement you are back east which would probably mean that we are talking about 2x's bolted together...Not too many solid beams back there.. Two men who know what they are doing could probably replace it in a day or two depending on how hard it is to get at and if the joist are hanging off it or riding on top...No big deal actually. Altho the finished basement might need a little more finishing afterwards.
