Tony,

Double digit inflation and mortgage rates kicked in starting about 1978 and lasted through about 1981. I know because I lost my backside in folded real estate developments in both Scottsdale AZ and Los Gatos CA, the former a 76 unit development on McCormick Ranch and the latter a 9 unit upscale townhouse development. Both went in to receivership because of Jimmy Carter's tax and tax and spend and spend and screw the middle east oil sheiks policies. But who was the screwer and who was the screwee. Some folks never learn. Interest rates got as high as 21% for conventional loans at one point in 1980. I was forced back into making a lot of dough in electronics. Aah the tribulations of life. RCB
