Tony, I think you are right about double digit mortgage rates being in effect in 1974. Now that I think back,it was rates in the high teens and even into the low twenties in the 78 to 81 period which really brought things to a grinding halt. These are good times by any comparison. Didn't get back into that leftist town of Los Gatos but rather into the Admiral's right wing all residential town of Monte Sereno where property values are going up 10% a month. RCB
