You don't really need to defend your position that much...I don't know a lot about housing but I do know Vegas is one of the fastest growing markets in the country (I can't understand why--I can't stand that place!!!! <g>) For some of us cap gains could be a real consideration--probably in fact, cap gains tax was what helped start this recent plummet. I can understand your point--lots of ways to make $. Also depends how much stress you want, how often you buy and sell.
