Kirk, Thanks for the info. I'm now aware (older, and maybe wiser!) that anything's negotiable with these folks, hang what they tell you. We need some sort of tax capping proposal, but we're unlikely to get it soon. One problem with all this money sloshing around is that some folks are having to hide it quickly, and real estate is one such venue. I've noticed it in larger buildings as well, where some of these dogs are going for 2x year-to-year as REITs try to hide earnings from earlier sales! It's amusing at first, then a bit frightening....
