I don't believe you qualify for the dividend until after the 3-day settlement. You can make the trade, but the shares are not considered 'in your account' for another 3 days, so you are not a 'shareholder of record'.
If I am correct in this, that leads me to another question. Can I sell a day or two before the ex-dividend date and still actually qualify for the dividend, because of the settlement period?

Great thread, I am new to REIT's myself and appreciate the info. What is the ^RMS that you are talking about? Is it an index? Thanks.
