I am not denying that real estate price increases affect lease prices, but my point is that

1) the effect is not 1-to-1 (there is a lot of data to prove this), and

2) when you have the real thing (lease price increases) in hand, it makes no sense to use the proxy (real estate price increases) in inflation measurements.

As for real estate tax increases, that's independent of inflation. It is up to the local governments to adjust.
