Dear Kash:

Hey, I understand. The Bay Area is due for a wakeup call. It might be the Big Earthquake (more likely that it causes a Great Fire), Flooding (Less probable but, could be due to a large Tunsami than the Global Warming), or simply a bubble collapse (next bad semiconductor bust or great exodus to cheaper areas (internet may accelerate this)). Renters do have more mobility (except those with the financial muscle in stock and/or second "vacation" home) than homeowners.

Lets hope you stay free of these catastrophies.

Pete

KASH Re...<<<<<<<But the "emotional factor" has to be considered and "enjoyment" of the house, pool, barbeques etc etc. <<<<<<

Kash, you have a pool and barbeques going? I will be right over. Where do you live and do you mind if I bring along a few friends,(only 30). What kind of beer do you have and can I p** in the pool? <g>

Just kidding of course, but that is one of the main reasons for having a house is the privacy. I am not talking about taking walks in the park, but rather the ability to have privacy even when the whole family is there, which you cannot get in a cramped apartment. 800 to 1200 sq. ft isn't enough for a family of five. Even if you are in your room, you can't play loud music because others will complain and if the kids bring friends over, there isn't enough space to have a good time. in my house, I have 3 bedrooms upstairs, and I also have 3 bedrooms and rec room with Knee walls on 3 sides, which makes for a comfortable living space. The amusing part is my 3 boys all prefer to live downstairs even if upstairs bedroom is bigger. Why ? Privacy. They do their thing and I do mine. And that makes all of the extra costs worth it.

kash, re:<My rational, logical portion of my brain is telling me to sell and rent and invest the gains in conservative investments. There is clearly a probability that bay area prices will plummet and all these paper gains will vanish.

Unfortunately convincing my better half and kids that this is a smart move is another idea.>

How about moving to a bigger house in a lower cost area. For example, a 4BR 3 bath house in sunny San Diego would be between $300K and $500K depending on whether you want to live 10 miles inland or "near coastal."

I wouldn't carry this to the extreme and buy a palace in Kansas.
