Fear is better. AG is smiling:~)" The NAZ is a long way from 3100...and typically in these rate cycles most of the damage gets done early so we may not go lower. OTOH, I'm worried...about how many hikes it will take to slow this freight train down since AG has to compensate for that Real Estate tax cut as well as other things? As usual the poor guy having to start from scratch and buy a new house is the one that gets the shaft. Meanwhile the govie gets a windfall in property taxes as the appraisals all increase... and always finds a way to spend it rather than give it back. Jim
