Caught your recent post.

I have just begun to sit up and take notice of Reits and have swung away from Techs in my small portfolios and am buying into Reit funds and directly.

I am particularly impressed with the rapid rise of Real Estate values in the San Francisco Peninsula from the City to the Silicon Valley hot spots in San Jose. Friends and relations living down there have indicated that values have jumped 25% and more in one year.

Without going into great DD personally I know of folks now living in million dollar resale houses that paid $40 grand for them 40 years ago. So what could be a better investment than apartment house complexes in those areas?
Buying real estate there now directly would be foolhardy.

I am taking positions in "BRE". SPG looks good! Do you have any other ideas. I can't see how these Reits can lose, but will they reward the investor in kind (dividends and gain)??
