Thanks Kemble.

Vanderslice.``Things are tight right now, but the way our business runs, it is always tight for us.''

IMO this is a very revealing statement. In the face of higher interest rates, shortage and fierce competition it shows fearless cockiness.

In addition I can remember when the stock was going down and many on this board were complaining where is Mickey why is he hiding, he should be making supporting statements etc. etc. Now we have supporting confident and even cocky statements and more!

Should we wait to feel the cockiness or should we trust that it will come soon and take advantage now?
