Joel, one last comment on your lengthily post ....... how many people really invest after in depth research?? and how many just trust their friendly broker? As not to worry ...... well that was the approach in the 60 this and then you had the 1974 to 83 period, to elaborate more how about the recent S&L debacle? Plenty to worry as I do not want to buy a house and 2 years later my mortgage will not cover the selling price and my equity evaporated in thin air?? as many witnessed 8 years ago? ........ I remember how many lost their home as a result ...... why repeat old mistakes ....... well I rest my case. Haim
