Les, great article! Amazing how widespread this sort of institutionalized irresponsibility (as exhibited by appraisers "rubber-stamping" home valuations to enable excessive loan risk by lenders) has become. The bank "analysts" comment at the end about how "it's just a drop in the bucket to these big institutions was PRICELESS!!"

The real estate bubble will end BADLY.
The equity bubble will end VERY BADLY.
