Lee, Hi. I was in Maine for 5 days. I'm not familiar with the UDR - Swiss partnership. Currently, Wall Street is forgiving REITs for mild excesses, but previously they were negative with these partnerships if the leverage of off-balance sheet financing increased the risks. I personally think the deals can make sense, especially if they get the benefit of the management fees with only a minor relative investment. Each one has to be evaluated on its own merits. Richard
