July New Home Sales up 14.7%, most in seven years! What's more, the median single family price is now $166,100 (+3.8%) vs $157,900 one year ago. And that's after six (6) interest rate hikes over a twelve month period.

Based on the above, it is evident that the Conventional Wisdom of those who believe the Fed is through raising rates may be completely wrong. The Fed can't be satisfied with the strength of this economy. Does that portend another rate hike? Probably. It will hit the market hard. It will catch the majority off-guard; because CW says we NEVER have rate hikes just prior to Presidential elections. Folks, there's always a first time! These stats are troublesome. Big-time.
