How do you think he has done as a manager to this point?

I'm sure things may have worked out better had he actively managed his property. I recognize his circumstance as I once owned a residential rental property. It's endless hassles since the renters never seem to take care of anything and only call after something is broken. I tried a "spring-cleaning" approach where I would pay for a full house cleaning and inspection once in spring and once in fall so I could catch things like drippy sinks before the whole wall was eaten up, but only one renter would let me schedule such a thing, otherwise they said it was an invasion of their space. As far as real estate goes, I'll stick to farm land.
