The inflationary boom is alreay here. Neighbor two doors down flipped the house for over 60 percent gain in 18 months. Next door neighbor told me yesterday that she's had three unsolicited offers for 40 percent over her assessed market value, and she's not even on the market. If there's any slowdown, it's due to lack of houses listed on the market. Since the Republicans eliminated the cap gains tax on houses in 98, housing market has been gangbusters and people have been plowing the free money into stocks. A lot of the elderly with 20 to 30 years of gains were able to cash out with 800-900 percent gains. That and the refinancing at the low in interest rates in fall of 98.

Forgot to mention that one of the investment properties jumped over 90 percent in assessed market value this year.
