I don't really know the LA area, but I think it is the same as here, which is that this speculative real estate investment area exists unlike anywhere else in the country. So everytime the mkt heats up, which has been for the last 5 years, these builders buy up all the property and upgrade with hardwood floors etc. and turn a mid-level home into "high end". Those guys get killed when the mkt turns down, there is a lot of that up here. Last weekend I noticed this for the first time, I went into this upgraded home and the builder was a little nervous.
