Actually I bought one but I will buy another one if the mkt corrects. Yes I know these houses are junky but in a downturn he should just buy if even for an investment - but its all timing here. Don't ever buy when the mkt is strong no matter how much you need a house. Its like Jorj said, 50% swings, and with an 80% mortgage thats huge leverage.

He should go to the builders or look for development property if he wants to buy, they have short term loans they need to get out of. But again only if the mkt corrects, otherwise stay away, thats jmo.

L.A. doesn't even come close to Silicon Valley in housing prices.
