Selling: we are down to one rental house (lost an apartment house when San Diego went into a BIG apartment depression and one of my renters bounced a check and then drove his car through the building in anger when I refused to take another check but wanted cash).
Our renter on this remaining house has been wonderful and we'd like to help him buy the house (if he decides to: he's still thinking) by letting him pay off the downpayment over the next few months...till we move...and then pay us monthly; i.e. we'd be carrying the loan, probably a 15 year loan.
The only thing is houses are selling in 5 days at the moment: so he'll have to decide and sign and start paying within a couple of months.
We decided not to do a 1031 exchange because we want no renters to worry about while we build our home in another state. Then we'll probably buy another rental property at that point.
Tips for me? Warnings?
