I've seen that house and it's really 4200 on just the main floor. From the back it's two stories, all glass. About 4 miles south of town. There's another one down the road that's for sale at $3.2m. It has a gym, a bowling alley and an indoor pool.

I believe the official real estate custom is to list the area of above grade rooms. The basement rec room is probably where the discrepancy is.
