Real Estate Market
The California Association of Realtors announced that March 1996 housing prices were approximately 0.5% higher than prices in March 1995. While this was a small increase, it was the state's first year-over-year increase in more than four years. The trend continued in April, with housing prices 1.6% higher than the March median and 1.1% higher than in April 1995. This is the only consecutive month-to-month and annual increase for real estate prices in more than four years. However, prices for the first quarter of 1996 remain about 0.6% below the first quarter of 1995.

Sales of single family homes in April, and for the entire first quarter, were strong, posting a 39.6% increase over April 1995 sales and a first quarter gain of 25% over last year.

These data lend considerable credence to the premise that the housing market has finally ended its slump. Revived housing prices would boost housing construction and lift the California economy in general.

Naw... when boomers are old it won't be like their depression era parents who saw it prudent to downsize... the boomers will still want estates to toddle around on. <vbg>

We baby boomers want to be in prime real estate locations!

There is and will continue to be a shift from suburbs to
tony sections of the cities and to prime vacation spots.
The boom will continue in a selective way as the boomers
empty their nests and get ready to retire. If the market doesn't go into a permanent swoon this year, it will be coming into hard times as the flow of retirement money goes from positive to negative. The musical chairs of the boomers 401k's and 403b's will leave the younger ones holding the bag of worthless stock certificates.
