1) CRG, RDGE and CDL have certainly been value plays on again off again for years. All have traded substantially higher (double triple) prices and much lower discounts to NAV but still discounted. But then I look to current price and if I can get double and triple and the stock is still undervalued, I got no complaints about my 2x, 3x profit.

2) Not having an IR program and having a variety of complex transactions is complexity and not criminality. The related party nature of some transactions raise legitimate concerns of fairness, but scrutinize them, ask co q's on issue of concern and then make your decision. There certainly are many undervalued companies out there that you think don't require this standard due diligence effort. But few that are this discounted. The enormous discount pays for the effort- IMO.
